Here’s how the new Rent Now, Pay Later scheme is expected to work

If the thought of handing over a huge chunk of money every time your Dubai tenancy comes up for renewal makes you wince, there could soon be another option.

Dubai is preparing to launch a new ‘Rent Now, Pay Later’ service that could allow tenants to spread their annual rent across up to 12 monthly payments – without interest. The scheme is expected to launch in September.

The idea is pretty straightforward. Instead of a tenant having to find the full annual rent upfront, a participating bank would pay the landlord the entire year’s rent at the beginning of the tenancy.

The tenant would then repay that amount to the bank in monthly instalments over a period of up to 12 months.

In other words, your landlord still gets paid upfront, while you get to manage your rent more like a regular monthly household expense.

What could it mean for Dubai renters?

For tenants, the biggest attraction is obvious: less pressure on your bank account at the start of the year.

Say your annual rent is AED 120,000. Rather than needing AED 120,000 in one go, the proposed model could allow you to spread that amount across 12 months, which works out at AED 10,000 per month before any other tenancy-related costs.

The reported scheme is being developed by the Dubai Land Department (DLD) in partnership with a local bank, with more information on how it will work, who can use it and which properties will qualify expected when the service officially launches.

It could be particularly useful for residents who have a steady monthly income but don’t want to tie up a substantial amount of savings in rent.

Is this the same as Dubai’s Flexi Rent?

Not quite, and this is an important distinction.

The DLD already launched its Flexi Rent initiative in June, allowing participating property companies to offer tenants monthly, quarterly or semi-annual payment options.

The programme is voluntary and applies to eligible properties offered by participating companies.

The new ‘Rent Now, Pay Later’ service is different because the bank would pay the landlord upfront, with the tenant subsequently repaying the bank over the agreed period.

So, if you’re already using Flexi Rent or considering a property that offers it, this new scheme isn’t simply an extension of the same arrangement.

It represents another potential route towards making Dubai’s traditionally large rental payments much easier to manage.

For now, though, don’t start cancelling those cheques just yet. The new service has not launched, and the full terms and eligibility criteria are still to be announced.
